Choosing an Extension Builder

A good builder comparison is based on scope, organisation and evidence of similar work rather than price alone.

Ask to see comparable projects

A contractor who mainly does bathrooms may be perfectly competent but will not have the same recent experience of steel installation, drainage and groundworks as someone building extensions regularly.

Read the quote against the drawings

The builder should be pricing the same design you intend to build. If structural calculations or specification are missing, large parts of the quote may still be assumptions.

A drawing can make a detail look settled before anyone has checked the existing building. Measurements, drains and structure still need confirming on site.

Look for exclusions

Scaffolding, skips, utility alterations, Building Control fees, kitchen supply, decoration and flooring are common items that may sit outside the contract.

Agree communication before starting

Decide who can authorise extra work, how quickly decisions need to be made and how changes will be recorded.
