Create one scope for everyone to price
Give each builder the same drawings, structural information and list of finishes. Quotes based on different assumptions cannot be compared fairly.
Separate fixed prices from allowances
Kitchen units, sanitaryware, tiles and unforeseen ground conditions may be provisional sums or allowances. Mark them clearly so you know which part of the total can still move.
Check VAT and fees
Confirm whether VAT is included and which professional, planning, Building Control or utility fees sit outside the builder's figure.
Ask about payment stages
Payments should correspond to identifiable progress rather than arbitrary dates. Retaining a final amount until agreed snagging is complete can help keep the end of the job moving.
