A house extension is a sequence of connected trades. The groundworker sets levels and foundations, the brickwork establishes openings, structural steel may support the old rear wall, and the roof has to make the new work weather-tight before internal trades can proceed. A builder who understands the whole sequence is less likely to create a problem for the next trade.
Compare the scope before the price
One quote may include scaffolding, skips, drainage alterations, steel installation and making good inside the existing house while another leaves several of those items out. Put the quotations side by side and mark what is included, excluded and provisional before comparing the totals.
Ask how changes are handled
Extensions often uncover something that drawings could not show: a drain in the wrong place, shallow existing foundations or unexpected wall construction. Agree how variations will be priced and approved before work starts.
Check who is actually doing the work
Find out whether the person quoting will manage the site, which work is subcontracted, who deals with Building Control and who orders steels, windows and roof components. Those details affect both the programme and responsibility if something is wrong.
